Step-by-Step Home Buying Guide

01.  Select a Real Estate Agent

A Savvy Property Group Agent will walk with you every step of the home buying process, this includes determining what is most important to you in a home, figuring out your budget for buying a home, and sharing information on mortgage finance options.  Using our local market knowledge we will find homes, handle the scheduling of property showings, share our insight about the property from a consultative vantage point, handle the negotiation with the seller, manage the contract process, help you finalize the mortgage process, and so much more. Simply stated our agents will make the home buying process easier, less stressful, and help you get the right deal for the right house.

02.  Research

The next step in the process is deciding what factors are most important to you in home ownership. We will help you assess your preferences in building your wish-list.  This may include: the size, layout, rooms, features, neighborhoods, and the local amenities that are most important to you.

03.  Decide on Your Budget

Once the initial research is done, we can help you determine how much monthly payment you can afford. There are several costs to consider beyond a mortgage payment, and they include closing costs, property taxes, insurance, HOA fees, utilities, and maintenance.

04.  Get Prequalified

Getting pre-qualified for a mortgage before you begin looking at homes will better position you to make an offer once you find the home you want. Factors a mortgage company will consider in your pre-approval are: length of time at your current job, credit history, and how much money you need for a down payment. 

05.  Find Your Home

Now the process for selecting the home you want begins. As your agent, we will work side by side with you to find the home which best meets your criteria. We will schedule the appointments to view the property, advise you on the features of the property, provide you information about the neighborhood, and discuss the local amenities in the surrounding area. We will use comparable sales prices to help you determine the price you would like to offer for the home.

06.  Make an Offer

Once you select the home that meets your criteria, we will put together a competitive offer based upon comparable sales data, and creative financial options all while working within your budget. We will advise you on title company, earnest money deposit, option period, and home inspection. 

07.  Home Inspection

After your offer is accepted and before the option period expires, we will help you schedule a home inspection with a licensed inspector to evaluate the integrity of the home and identify any necessary repairs or maintenance issues with the property. Our agents will review the inspection report with you and if needed negotiate any repairs you require before finalizing the sale. 

08.  Select Your Loan

It is now time to work with your mortgage lender and select the loan that best fits your needs. During the contract period we will assist you with working with your mortgage lender to finalize the loan in order to close the sale. We will keep you informed of any upcoming contingency deadlines and stay in contact with the title company to meet your contractual obligations.

09.  Home Appraisal

The mortgage lender will require an appraisal of the property you selected to make sure you are paying a fair price and making a good investment. If there is a need for further negotiation based on the appraisal value, we will work with you and the seller to come to an acceptable resolution.

10.  Closing & Final Paperwork

You are almost there, and our Savvy agent will be with you to ensure a smooth closing and helping you understand each step.  The title company and your lender will prepare most everything. The title company will initiate a title search and obtain title insurance.  The lender will finalize your mortgage to secure financing. Before closing, you will receive a closing statement outlining costs. We will also schedule a final walk-through of the property. As all contractual obligations are being meet, we will walk you through the process of signing all necessary paperwork. Once both parties have signed all the documents, funds will be released, the deed will be recorded with the county, and YOU will receive the keys to your new home!  Congratulations!
