Step-by-Step Home Selling Guide

01.  Select a Real Estate Agent

02.  Price Your Home for Sale

06.  Accept an Offer

Upon acceptance of the offer and after thorough review of the contract, your agent will manage the contract execution process and prepare you for the closing of the sale.  Also, we are happy to make recommendations for making moving arrangements.  Now is also a good time to start coordinating the disconnection of utilities, preparing for change of address, and canceling or transferring any subscription services.

07.  Preparing to Close

In preparation for the closing of the sale of your property, we will guide you through the closing process this includes opening title, managing the option period, working with the buyer’s agent to schedule a home inspection, appraisal (if needed), and final walk-through.   Your agent will guide you through any document preparation or review to successfully assist in transferring your title to the buyer. As your advocate, we work closely with all parties involved to make this final step go as smoothly as possible.

08.  Closing & Final Paperwork

You are almost there, and your Savvy agent will be with you to ensure all contractual obligations are being met.  We will walk you through the process of settling any outstanding issues and signing all necessary paperwork. Once both parties have signed all the documents, funds will be released, the deed will be recorded with the county, and YOU will have SOLD your home!  Congratulations!

Preparing your home for sale, is an important step. Declutter, depersonalize, and deep clean every area, focusing on high-impact zones like the kitchen and bathrooms. Enhance curb appeal with a well-maintained exterior, fresh paint, and clean landscaping, and fix minor repairs to address deferred maintenance. Stage the home to showcase its potential, using neutral colors and good lighting to help buyers visualize themselves living there.

Remove excess belongings to make rooms appear larger and less cluttered. Organize closets and drawers, as buyers may look inside. Depersonalize the space by removing personal photos, artwork, and posters to help buyers imagine the home as their own.

To prepare your home for a showing; clean, declutter, and depersonalize the space by removing personal items, pet supplies, and excess clutter. Focus on making key areas like the entryway, kitchen, and bathrooms shine with fresh towels, clean surfaces, and clear countertops. Enhance the atmosphere by adding fresh flowers, turning on all lights, opening blinds, and ensuring the home smells pleasant with fresh air or subtle, neutral scents. Arrange for pet care on showing days.

Once you’ve done a thorough cleaning, daily touchups will make it easier to prepare your home for a showing. Regularly maintaining the kitchen, bathrooms, vacuuming, dusting, and floors will make the home feel fresh and well-maintained. Eliminate musty odors, keep the home smelling fresh. Light a subtle, neutral-scented candle or boil water with orange or lemon peels to add a welcoming fragrance to the air.  (be sure to not leave candles lit or the stove on, when leaving the home).  Make sure all trash and recycling bins are empty to prevent any unpleasant odors.
